Building work
1. Substructure
a. Reinforced concrete bases, columns and strips footings and block wall.
b. Reinforced concrete surface beds.
2. Concrete work
a. Reinforced concrete columns, beams, staircase, intermediate slab and sloping roof with an area of flat roof.
3. Blockwork
a. Generally 200mm thick blockwall and 100mm thick blockwall in toilets and bathrooms.
4. Woodwork and Metalwork
a. Timber balustrades to staircases and terraces.
b. Timber skirtings to internal areas and staircases.
5. Windows and doors
a. Powder coated aluminium windows and doors with clear glazing.
b. Flush doors with timber framing and architraves to internal areas
c. Timber doors provided with good quality lockset and handles.
d. Frameless glazed doors to show.
6. Roof covering
a. Sloping roof slab covered with pre-painted steel sheeting.
b. Balconies and overhangs –‘D0 Pine poles structure covered with pre-painted steel sheeting.
c. Flat area of roof slab treated with waterproofing membrane.
7. External walls finishes
a. Textured render finish to walls and emulsion paint.
b. Some areas of walls cladded with random sizes cut fieldstones.
8. Internal Finishes
a. Wall finishes
i. Generally smooth render and emulsion paint.
ii. Ceramic tiles to door height in showers.
iii. Granite splashback 100mm high o walls above vanity top and worktop and 900mm high on wall at cooker.
b. Floor finishes
i. Homogeneous ceramic tiles to floors
c. Ceiling finishes
i. Render and emulsion paint to soffit of slabs.
9. Fittings
a. Bathroom: vanity unit in painted MDF with timber plinth and granite top.
b. Mirror on wall above vanity unit.
c. Kitchen: high and low kitchen cabinet/shelves in painted MDF with timber plinth and granite worktop (excluding kitchen equipment)
10. Services
a. Electrical installations
i. Individual metering concealed power and lighting installations throughout including accessories.
ii. Basic light fitting to Duplexes
iii. Doubled switched socket outlets in all areas.
iv. Shaver points in bathrooms.
b. Sanitary appliances and accessories
i. Good quality sanitary wares, tap wares and accessories.
c. Plumbing and installations
i. Hot and cold water installations to kitchen and bathrooms including waste disposal system.
ii. Solar water heater with electrical backup.
iii. Provision for LPG gas for kitchen cooker.
d. Air conditioning and ventilation installations
i. Split type air conditioning units in bedrooms.
ii. Ceiling fans in lounge/dining area and verandah.
e. Fire fighting system
i. 1 Nr portable fire extinguisher to each Duplex.
ii. Fire heat detector in kitchen.
f. Communication system
i. 1 Nr telephone point in kitchen, master bedroom, living/dining.
ii. Wiring and socket outlets for satellite TV. 1 Nr Tv point in master bedroom and lounge.
