With the introduction of the IRS (Integrated Resorts Scheme) and RES (Real Estate Scheme) scheme, foreigners are allowed to purchase properties on the Island. The IRS consists of luxury villas catering mostly for the upper end of the market offering facilities such as wellness centre, marinas and golf courses to highest international standard. Under the IRS scheme, the buyer is automatically granted a Residence Permit on the Island. The minimum selling price for a luxury villa in an IRS is USD 500,000.
Under the RES, foreigners are allowed to buy properties for residential purpose as well. Under this scheme unlike the IRS, the buyer will be allowed to stay on the Island for a period varying from 3 month extended to 6 months per year and there is no minimum purchase price for such properties.
Foreigners can also purchase a RES property under the retirement scheme, under such scheme he/she will be granted a 3 year permit to stay on the island after which he can apply for a Residence Permit"
